We’re here to guide you through the process of setting up an Assured Shorthold Tenancy (AST) with us. Please read the following information carefully:
Getting Started
1. Holding Deposit
To secure your chosen property, we require a holding deposit equivalent to one week’s rent. This fee is non-refundable, so please discuss any concerns with one of our agents before payment.
2. Application Process
Complete all application forms provided by our lettings team and return them to our office within 2 days of issuance. We’ll need additional documents, including your passport, bank statements, wage slips, and proof of residence.
Documents Required:
Passport and Visa (if applicable)
Last three months’ bank statements
Last three months’ wage slips
Driving licence or utility bill for current address proof
For self-employed: Savings account and SA302 tax return forms
3. Referencing
We’ll conduct employer and landlord reference checks, credit checks, right-to-rent checks, and other necessary verifications via a third party referencing agency.
4. Holding Deposit Details
The holding deposit will contribute towards the damage deposit due before moving in. It is refundable only if the landlord withdraws. Non-refundable if the tenant fails the checks or does not provide the required information within 15 days.
5. Identity and Address Verification
In compliance with Money Laundering Regulations 2003 and Immigration Act 2014, we require passport/Visa copies from all tenants. We will also require the share code for the Right to Rent for all non-UK citizens.
6. Damage Deposit
Your deposit will be protected in a Government-approved Deposit Scheme, typically The Deposit Protection Service. You’ll receive a signed deposit certificate and terms, along with an inventory to sign as proof of the property’s condition.
Permitted Charges:
Holding deposit – one week’s rent
Security Deposit – 5 weeks’ rent (this comprises of your initial 1 weeks holding deposit plus 4 weeks equivalent rent)
Key replacement – £70.00
Tenancy amendments – £50.00
7. Utility and Service Payments
Gas, electricity, water, communication services, installation and subscription to cable/satellite, TV license, and council tax. where applicable.
8. Tenant Protection
We are a member of Mydeposits for client money protection and The Property Redress Scheme for redress scheme. Contact us for more details.
9. Initial Payment
Before moving in, we require at least one month’s rent as a deposit and the first month’s rent in advance. Payments must be cleared in our bank before key release.
10. Key Release
Keys to your new home will be released only after all payments are received and confirmed.
